First time buyer in escrow (not in bay area but in CA) and learned property is in liquefaction zone (I didn't know what this was before). But I assume other people are buying properties in this zone considering the market? Sellers also built an unpermitted structure in the backyard - it's maybe 8x8 room, carpetted, has lights, AC window unit, 2 sliding glass doors, used for storing belongings. Home inspection is this week. I'm guessing I should tell my homeowners insurance about the unpermitted space right? How big of an issue is this? Should I back out? #housing
is the house on one of the fault lines ? (Earthquake sensitive region ? )
It’s not the San Andreas, although that is in the area, there is a smaller/shorter fault line that is closer, maybe a 3-5 miles away?
Interesting to hear what your insurance says. Every home I’ve seen has some non permitted work. From small stuff to large stuff.

A storage shack is not a big deal. As for liquefaction zone, most of Bay Area is in liquefaction zone. IMO it’s not a big deal.

What’s the flood rating? Liquefaction comes in various flavors, you obviously should think carefully if the house is on reclaimed land like an engineered landfill, hill slopes are also something to think about. The bigger threat are wildfire risk + risk of flooding due to rainfall (and the rainfall induced liquefaction). You can find this on some ArcGIS maps, the disclosures will also have info. about these.

Most places only require a permit if it's more than 100sq feet, so the unpermitted structure wouldn't need a permit.
