Been a resident since 2008. Costs have skyrocketed and will only continue to do so so long as we keep drawing tech leeches like Musk here. The entire city is a case study in gentrification. Whether or not you care is up to you but right now it's median level in reality, quickly trending towards HCOL. Good news is that if you can survive here you can do It pretty much everywhere else in the country save like NYC and Bay Area

Austin is rapidly becoming more expensive, but there are a lot of good suburbs with affordable housing.
Far away from the city (1h in traffic). 1m$ / 20k$ tax house is the new standard.
I can get from Leander to 6th in 45 minutes or less in rush hour. Really not that bad.
