I'm curious if there are people or landlords using home warranties here, e.g., American Home Shield. Is it worth it? What has been your experience so far? What are the pros and cons? #housing
We have a home warranty and it’s worked out. Specifically the appliances pay off, if one breaks, it is pretty costly to have it fixed without a home warranty. Every year we usually have something to fix or repair. I’m sure the cost benefit is probably depending on region and city. I’m in the Bay Area so electricians, plumbers and the whole like get expensive pretty fast.

If you get it for free, yes. I had 2 different ones, worthless jerks that use the lowest bidding contractors. Both of mine took at least 2 days to send anybody out and they always tried to avoid paying for things I was supposedly covered. If you value your home, steer clear. If anybody works for them, I pity you.
I burnt my fingers. I would not recommend it. If your appliances are newer then most probably they will work fine. If they are older and can’t be fixed then those companies will find some reason to either deny the claim or will give you some money which will be very less than a market rate. Appliances which can be fixed will need some copay $60 - $100. So overall I don’t see much value. If at all you want to go ahead, I would suggest to avoid Choice warranty like a plague.
We had a home warranty for 1 year as a closing gift from our realtor. It was… not very good.
Mine home warranty from AHS paid for itself. They replaced several appliances and paid part of AC replacement.
Do they send low grade contactors to the home when things break? How long have you had them.
I cannot estimate the contractors, don’t have other contractors to compare. How long you mean the insurance or contractors? I still have the insurance but thinking to cancel.
It’s worth it for the first year you own just in case you missed anything during inspections. We got a microwave replaced and had repairs done on some water damage from faulty plumbing. It was a $75… copay? Not sure what to call it, but everything else was covered.
Would not recommend....Even the best plan didn't cover the stuff which needed fixing most often + They always take 2 days to service which didn't work for urgent issues
AHS paid a few times over for me so far. But really depends on the house, what you are insuring, and what premiumd you get.
Complete waste of money. You’ll have to pay a surcharge for them to send a technician out. The technician will do the barest minimum.

Rule of thumb... If you can afford to lose it, don't insure it. You make out in the long run.
