Buy house using Redfin!!!

Did anyone buy a house using Redfin? Redfin refund looks quite tempting. If possible pls share your experience.

In Seattle, it's pretty common for conventional agents to credit 1.5% back towards your down payment - mine did, my teammate's agent did etc. Don't pick redfin for a reason like that - find a good agent through your contacts and ask the agent to match the redfin offer. Redfin agent is ruthlessly incentivized to close asap and not give you a lot of insights that agents have access to (mine got me a house at 7% lower than what I wanted to bid, convinced me NOT to buy a house that I learnt had problems later, etc). Conventional agents are slightly incentivized to maintain happy relationship with you in return of your references business, even if they are mainly focused on closing real quick. Two of my friends bought with redfin agents and they were unhappy that the agents didn't help with pricing insight.

If you can find a good Redfin agent, then cool. It's convenient to be able to just schedule tours from an app, but that's where the benefits stopped for me. I ended up using another agent who acted much more in my best interest. With the long term investment that a house is, the Redfin refund doesn't add up to enough for me to use them, considering how bad their agents are.

I bought my house with Redfin and couldn't be happier! I didn't care about the refund and compared to a classic agent they have two big advantages in hot markets: 1. All the new listings appear on their site within minutes the property is put on the market. 2. Scheduling multiple same day appointments is a breeze because they have many agents that just show you houses. Compare this to waiting for your agent to be available. In my case the house was listed at 1:30pm, we toured it by 2:30pm, our offer was submitted at 4:30pm and accepted the next day. The rest of the process was also flawless. And I think they have the most convenient web site.

The website arguments are irrelevant, using a traditional agent doesn’t preclude you from using websites like Redfin/Zillow. Good agents use those resources extensively, and are fast and responsive since the market requires it.

Well, I found that clicking on "Schedule Tour" and filling in my availability works much better than sending links to my agent and hoping she is not busy at the moment (I had a traditional agent for a while)

I used an agent that charged 7.5k per transaction and refund everything else to me above that. Got a 1M town house and a huge refund. He only write offers and close, no showing houses though. I have to see it in open house myself.

People still going with traditional agents, specially the people in tech, are making a dumb choice. There is no reason to not go with a reasonable cost service like Redfin.

Incompetent and annoying. We had to get a lawyer to fix her contracts when we bought. The inspection was a joke and her ability to follow instructions was near zero.

Open Listings is another alternative, they refund 50% of the commission to you.
