I have guests asked me for things I don’t allow over the years and they still send a booking requests. For example, throwing parties, having several people overnight beyond my max occupancy (someone wanted 3 extra people to “crash” the place), coming in and parking a semi, etc. I need to decline all these booking requests because guests won’t just withdraw them. When a host declines multiple requests, the algorithm pushes the property to the end of the results. There was a period where I could see my property getting 10% of impressions than comparable ones. It took several bookings to get my impressions back up. I get it, they want hosts to host, I want the same, but there should be an option to decline requests that go against the rules without facing consequences. I have had people book my place on VRBO that have asked me why I don’t use Airbnb. For a while my property wouldn’t even show up in the map search unless you zoom all the way in to my street. Airbnb hosts: how do you deal with this? Do you accept all requests and hope for the best?
Most places don't ask me anything about what I'll be doing. If a host gets too nosey up front I'll just cancel and book with another.

Good point, I looked at comparable properties in the area, my rules are way more flexible. And my conversion rate is comparable or higher. So I wonder how other people do it. Maybe because my property gets usually rented longer term, my ratio between declines/bookings is higher.
