Anyone invested in DST 1031 exchange for investment property?

Has anyone done a DST 1031 exchange? I have an investment property which has a mortgage of 400k. The current value of the property is around 800k. I originally bought it for 375k and then did a cash-out refi. Now I am planning on doing a 1031 exchange but realized that I will be paying taxes on the mortgage portion ( I was planning on using the equity portion to buy another property without any loan and be debt-free for passive income). While researching I came across the DST 1031 exchange option to avoid paying capital gains tax. Any experience with it would be very helpful in deciding the next steps.
