People with sub 3% interest will probably never sell so inventory is artificially low? You can possibly get a lower tate if you buy directly from a builder I’ve heard. For $600k and brand spanking new you gotta get pretty far from downtown.

It’s simple demand and supply! Nothing more than that. Imagine you are a native austinite living for the past 15 years. They were all like these towns were ghost towns and could get a home for like, I don’t know, $100K in Cedar Park or Leander. Guess what they were all sitting on the sidelines for the past 10 years as they thought that the prices are ridiculously high and waiting for that opportunity to crash. Well, that never came. Even in this environment where the interest rates are high, prices are still high compared to a few years back. This tells only one thing. Low Supply, High Demand and hence are prices are high.
Homes in Austin are priced for corporations to buy them, not people.
Depends on the age of your child. The entire Leander and Liberty Hills has new schools coming. There is a Horizon lake by Taylor Morison. That is good by location and school. Also on Ronald Reagan there are a lot of good community.
Liberty Hill lol the mental gymnastics to even consider that is in Austin….it’s miles and miles from anything remotely Austin

Move to cedar park or buda and commute hour each way daily. This is the way of 600k and under budget or million and under
I live in south austin but not far from Buda. Commuting to downtown worst case scenario is 35 min, 20 mins no rush hour. maybe 1 hour worst case scenario to the domain area or 35 min no rush hour.
I live in Leander and commute to domain. 30-40 minutes for me

Agreed. We live in east austin and homes are starting around $600k near us but AISD schools are pretty terrible (thanks recapture). They’re getting slightly better, but look north if you want a good schools and sub $600k housing combo.
It’s summer so of course prices are high, it’s best to buy in the winter. You’re also supposed to lowball the sellers, but you have morons that are still giving them what they are asking. Austin schools suck, so if you actually care about your kids, try charter schools or private schools.
"Austin schools suck" - plenty of a rated schools in Austin based on the same scales used across the rest of the country.

I always wonder, why people don’t even consider Lakeway, Beecave, Dripping Springs and Circle C. Much better schools than Hutto, Kyle, Buda, San Marcos. Even most of the Georgetown, Leander and Liberty Hills schools!
Did you notice the $600K budget posted by the OP? There won’t be anything for $600K in Lakeway, Circle C, or Bee Cave - not sure about Dripping Springs.

I've been eyeing Manor, not too far out of the way and can get a pretty decent price on a new build. But GAWH DANG, property taxes there are crazy. Right around 3%
Schools are horrible in both areas. Will have to do private for sure if you want your kid to be able to read and do basic math….
