How can you qualify for a relationship discount? And what did you have to do to get .25%

U.S. Bank 20 year fixed: 3.125%. Excellent credit and high value:loan ratio.
2.35% 15 year fixed with my local credit union. Loan is for $170K on a house worth $330K. Wife and I both have credit scores in low 800s, total income between the 2 of us is $320K/yr.

Alliant Credit Union. Looks like their rates have gone up already. Gave me a deal because I have a relationship with them.
510K loan, 2.625%, 15yr fixed, zero closing cost(including appraisal) with flagstar, Bay Area
30yr fixed, 2.75%, $300k, low credit score however ratio is great. Divorce crushed me and I have to pay "HIM" $1200 monthly!

Fed lowered rates to 0%. Wait for couple of weeks to be reflected in mortgage rates.
How many weeks, doubt they will go down more since demand is very high. My closing is on 5th April hoping it does go down a little
