Spouse and I are looking to buy a home once we get our green card, hopefully in the next 6 months. Which neighborhoods/counties should we consider for safety/price value/ appreciation and other factors. About us: - East Asian working in tech in SF, remote for now but one of us will have to go back to the office once it reopens -neither of us likes driving, so access to Caltrain would be nice (not as important as other factors, we will just have to get used to driving) - planning for a kid in the next 2 years - Asian groceries/communities close by would be nice! - home budget $1.8M Max ideally We are planning to live there for at least 5 years. I heard good things about Fremont, San Mateo and foster city. Any thoughts on these? Tc combined: $370k (excluding stocks) not at snap anymore and not SWE

Caltrain is the worst service in bay-area. Instead you can just walk. I wouldn’t keep caltrain as consideration for access to city. You are going to hate it
Caltrain is way better than Bart. Less frequent yes, but you get to sit and there’s little to no homeless people in the train
What about the monthly suicide that stops your train for 2 hours?
Try the tri-valley area if office is not in South Bay. The commute to South Bay is doable only if you go in office for a couple of days a week and have a electric car to access car pool lane. Access to Bart for a city commute, low crime, top school districts, newer houses, less crowded. For a 1.8m budget, you’ll probably get a good fairly new SFH. Search for “recently sold houses in Dublin” to get an idea of the housing prices.
Is school district important if we are planning for a kid in the next two years and leave before it enters school?

Millbrae is the northmost town that still has sunny Peninsula weather and a high Chinese population, and the southmost BART station. San Mateo has a relic Japanese population and the best Japanese restaurants. Bigger town with a more mixed population. Cupertino/Sunnyvale has a high Asian population, particularly Taiwanese, and imho the best Asian food/grocery selection, though it might be a bit far from SF for you.

Not a lot of options but a fixer in San Mateo is probably your best bet. You should plan to live or at least won for more than 5 years. Foster city will be under water and Fremont might as well be nevada.

Why ouch? Location is far more important than anything else. You can always fix ugly, you cannot remodel location. Buy the 1.8m house in the 3 to 4m neighborhood and fix it as you can.

San Mateo. Fremont is too far from SF, especially if you don’t like driving.
