Bay Area Townhomes

All new construction townhomes in Bay Area ( Sunnyvale, Mountain View, Cupertino) are priced around 2M to 2.5M for a 3-4Bed & 3Bath. Are they worth it? TC: 400k YOE: 7 Yrs

3 million for a TH? WTF.. They don't appreciate much in value, that seems excessive for a TH no matter how nice they are. $1.5m to 2m for a TH makes a lot of sense. Monthly payments are manageable that way. If I had 3m to spend on a house, I'd skip the TH and buy an older SFH house; then fix it over time to create equity. But alas, I can't afford 3m, so we settled in the TH for 1.3m in Cupertino.

Agree. But right now all new townhomes are priced around 2-2.3M and we plan to move in 5 years for schooling. So, debating if we rent or buy and if it doesn't appreciate more than 10% or so. it doesn't seem worth buying. Personally, we are happy with renting and not crazy about owning.

Literally everything is worth buying at whatever price it sells for, unless it’s some anomaly and the appraisal doesn’t match. It’s the market. It’s supply and demand.

I don't understand why ppl are so crazy to buy in mv Sunnyvale. For 2 million you can buy a very good sfh in east bay or further south to Sunnyvale. Why live in zipper townhomes paying 10-15k a month.

Because people do not want to spend 1 plus hours in commute. They would rather invest that time on family or themselves. I would rather live in a townhome in a Sunnyvale than a 6k sq ft home in east bay!

For $2.5M you can get a real decent SFH in East Bay in Tri-Valley and you are surrounded by your Desi friends and don’t have to be worried about moving again. Your kids will also have to learn how to be competitive just like you have to for your job in Valley. Make sure he is going through all those Leetcode stuff from now.

Great point. High density housing doesn't bode well for SFH areas. Create traffic, no walkable amenities, etc. But then some people I know only grocery shop on Amazon Fresh 🙌
