Just signed an offer, looking for a home mortgage. Whats the best rates folks on Blind have got recently, name the lender. I have got 2.75% from Ally Bank, 30yr fixed with Zero Points for a Jumbo Loan.
0,87%, Deutsche Bank, 15yrs fixed, signed 2 yrs ago
Rates change every business day. They dropped back down in the last week, so lock in quickly. Try loan depot and better. Also local credit unions.
Does the rate also depend on how much you are putting down ? example 10% down you get a higher rate than 20% down?
Yes. I am offered 2.5% if I do 25% down
You can pay points (some of the interest) up front to lower the rate
If you can do relationship discount upto 1M then you can get 2% or 2.375% with Wells Fargo for jumbo loan today. This is without points but there is going to be closing costs. Also as Logitech already mentioned that rates change on daily basis.
How do you get a relationship discount?
Move up to 1M in assets over to WF
Rates are personal and negotiable so no one can tell you. Super well qualified buyers are under 1% but 2.75% is still fantastic.
What? Why do people comment when they have no idea what they’re talking about.
This is completely accurate...lmk what confused you and I'll be happy to help!
When I checked with Ally, they offered 2.9, two weeks back. So this is a good rate, did you negotiate with them ?
Because this week rates dropped overall. They’re not negotiable for the most part. The mortgage rep doesn’t set the rate.
Just applied online and got the rate, I am a little skeptical of their customer service, although it has been good so far. I have a mortgage broker whom I have worked for past few yrs, I just want him to match the rates.
That’s cool. They mentioned a lower rate, with points though, something I did not want to pursue
And yes, if you have assets that can be moved to WF brokerage, Wells can get you an overall better rate
Can I DM you for lender contact?
Sure
