I recently moved to Boulder from NYC. Currently renting for ~2500. I am considering buying a house here (not Boulder but somewhere close to it) but unsure about the areas, their pros, and cons, the right time, etc. Any suggestions on what areas I should be looking at considering the upside, fracking situation, affordability, etc? Anything 1960s has asbestos. There was a giant flood in 2013 that flooded tons of homes in Longmont and sellers aren't reporting the damage. Erie is over an underground coal mine that is still smoldering. Weld County wants to secede from the union. Methane leakage from oil and gas is pretty terrible in the area. Fucking wind! Commuting to Denver is ass. Marshall fire burned a 1000 homes in 2021 so maybe dont buy anything in that area. That's probably most of what you need to know...

Haha, that's a fair question. Fastest growing demographic in Boulder is 60+. There are so few kids in Boulder proper that the schools are letting teachers go due to dwindling enrollment.
Nyc to boulder as well. SW Longmont, Louisville, and north boulder is what I recommend.
Did you buy a house? Which area did you finalize and on what basis?
