Our house is very old. Everything works well and really there's no damage in it, but it's from 60s and very small. Not remodeled ever. Its value is basically in the land. It's one story, but from the roof there's partial view of the water. (i.e. rebuilding a two story house will have partial water view). We're planning to either sell it to a builder or find a good builder to rebuild for us. Any good builder recommendations? (People say most builders are not trustworthy, they miss their deadlines, switch to other tasks in the middle, don't do what were asked exactly, etc.) Any tips are appreciated. Location: South Kirkland (Houghton) Lot: 8500 sqft Value: 1M (basically the land value. The additions value is minimal)

This is less a financial decision than an emotional one. If affordability is not an issue, go the rebuild route. Knowing it will take quite a while to recoup your costs (builds ain’t cheap). My house was built in 1907, so, old is quite relative. Cheers.
