Deciding between two houses at similar prices. One house is on a busy street corner where side yard faces busy street (4 lanes) and front yard faces quiet residential street. Nice big fenced yard. Excellent interior. Another house is 1000 ft (0.2 miles) from highway in a cul de sac. There are multiple houses between this house and the highway. Yard smaller but not dealbreaker. Excellent interior. Neighborhood more run down. What are your thoughts?
Don’t buy a house facing a busy street. I did and when it came to sell, it was the number one negative feedback from prospective buyers
Go with highway. I've been near both. Busy street is the worst.
is 0.2 miles away from highway far enough for most people? you can hear a faint white droning noise, but it's not terrible imo. but do people care about the pollution?
Noise is a small problem unless it's near a railroad, and highway is convenient. I haven't heard of pollution as a serious concern unless you live in Mumbai or Mexico City, et cetera.

Those of you who prefer the busy corner lot, can you explain your reasoning?
I chose being next to a busy street but that’s because I used to live .4 miles from a highway and the pollution really aggravated allergies not necessarily because I thought a busy street is a great option. If you or any household members have allergies or asthma or anything like that, invest in some good air purifiers and double or triple pane windows with a home close to a freeway.
Do you mind saying if this is in the Bay Area? The place I'm looking at is near the 101.

If you’re by the freeway you should get doubled pane windows
