Buy in 94089 North Sunnyvale?

$1.3M for a SFH crap-shack. To hold 3-5 yrs for appreciation. Cons: - Next to Plaza Del Rey mobile park. Will it ever be bought out by tech to build office? How does it affect appreciation? - Within 1m superfund. - Sketchy area. - A lot of renters - Shitty schools. Pros: - Next to Moffett Park where tech expansion happening. - Great commute to multiple tech companies. - Easy to rent room - May be the best area for appreciation in the next 3-5 years because Tech companies are moving in Moffett park (I could be totally wrong here) What do you guys think?

Its a good place but crappy schools. Since its next to trailer park, check for sex offenders and other not so pleasant characters in the area. This is US, every place has its own zoning, if its zoned for Residential then it probably cannot be converted to office space.

Long term (10 year horizon) it’s not a bad idea - prices will go up. Anything less than that it’s risky - you cannot predict a slow-down/down-turn. For sure such an area will see a big reduction in prices.

Don't do it. It's a scary time right now. Market is flattening and the desperate folks are looking at other areas. It's a gamble unless you plan on living there 10+ years.

This is my concern too. $1.3M (30% appreciation from last year alone) for trailer park area. Could it go to $2M? May be in 10 years but when downturn comes (due at some point), this area will probably be hit hard.
