Buying a first house:: down payment?

So my net worth is around 500k, I am about to try buying a house. Something decent starts from 1M in WA state, what would be considered a reasonable down payment? 20-50%? I work at Meta and layoff ptsd is still here… Also: 2bd apartment is cheaper and maybe within a year I can buy it just in cash, but I would like to target at least a townhome TC: 300k

I am seeing buying agents commission as 2-2.5% these days. What is the realtor going to get by giving back 2%?

I don’t think any realtor would give 2.5% reasonably. If they do, they don’t do some part of the full realtor responsibility. Realtors don’t get anything. They break even.
