I noticed homes in 98034. Great schools ratings are below. Most of the homes are 1.5mil or above and come under lake Washington school district. Many told me I should not consider sending kids to elementary and middle that are 6 and atleast it should be 7. So want to understand what is driving these prices in Kirkland area? What’s about Kirkland? John Muir Elementary School -6/10 Kamiakin Middle School - 6/10 Juanita High School - 8/10.
My neighborhood in north Kirkland has homes around 1-1.5m and they’re all 70’s split levels, most not renovated. We moved 12 years ago from Seattle for better private schools and cheaper housing. Kirkland has grown so much in 10 years, including lots of hot shopping developments, like Urban and totem lake Village.
Location, location, location. Kirkland is a nice area and close to the water. The location also has quick access to Seattle and Bellevue. Fin Hill and St Edwards Park area is green with nice sized lots. Kingsgate has higher crime and will be a bit less $.
People who can’t afford Bellevue/ Redmond pay for Kirkland as the next option.

OP that’s mostly Kingsgate area. There are a lot of older apartment buildings sections that for some reason attract crime. It’s similar to Avondale in Redmond.
What elementary school you went to does not matter in whether your kid gets into Google or not. What matters is can they leetcode. Blind is too obsessed with good schools. Imagine going to MIT or Stanford only to end up at Google making the same 350k as a state school kid.
Only on blind is any part of Kirkland "unsafe", lol.
It’s far away from freeway to commute can be a problem.
Usually homes are big in Kirkland. You are paying for big home and lot.
