First time home buyer here. Why should we buy the house in good public school districts if there are good charter schools around? As I understand, charter schools don’t have any district residency restriction, so we can buy house anywhere within a commutable distance. Am I missing anything? Any disadvantages of charter schools over public schools?
Charter schools have lotteries and wait lists. And they generally don't offer transportation (some does). Another thing about buying a house in a bad rated school district is that these houses would be harder to sell.

Charter schools do not directly benefit from tax money like public schools (independent school districts - ISDs). They get funded by the state they are located. (They also receive grants from many resources). Their managements are either private companies or non-profits.
Charter school also has district boundary. Even within the boundary, most likely there is a lottery. Buying a home in the bay area is never for the school (you can cheaply rent in any top school district), it's for asset appreciation. So the TLDR is, you missed everything, but you missed nothing either.

You need to check the attendance requirements of the specific school you are looking at. There is no generic rule about charter schools. Most charter schools in the bay area has attendance zone.
