Was in the market until Jan this year but kept getting priced out. Got dejected and just went awol from the market. Just saw the below home sell below listing. Are home prices dropping? Similar homes were selling for > 2M until Jan. https://redf.in/r8JsSU Should I resume home search? Price range: 1.8-2M TC: 400k
This house definitely went for cheap, should have been around 2.1M
You just missed the deal. Maybe change your agent
See? Everyone and their mom on Blind still trying to buy a house in the Bay Area.
Neighbours will be quiet, backs onto a cemetery?
May be that's the reason it went slightly lower
Neighborhood near cemetery is good. Usually keeps a certain race out of it
House could have foundation issues? Most common case in Fremont!
Op, instead of making such posts, can you please revisit comps or get a realtor do that for you? Tired of such posts
I would but I don’t have one now. Also, comps is easy to generate and clearly indicates this being an anomaly if you check nearby similar homes and how much they sold for. What you’re looking for are seller’s disclosures on anything specific to the home that pulled down the price. It seems doubtful that there’s any serious issue with the home given the state from the pictures.
yeah realtors are pretty useless. comps from sale price are easy
It backs to the cemetery. Most ppl don't prefer such homes.
I see. So from resale perspective, my options would have been limited. I like that area. Would people still consider this area if the home had been say 2-3 streets away? Is it just the homes that have boundary with a cemetery that are less attractive to home buyers?
Usually, homes anywhere close or around cemetery are less desirable. As long as the cemetery is not in sight, it is still ok. But I have seen ppl avoid a block entirely due to it. But that could be just my small set of ppl who I know from my culture. You are right that your options to resell it in the future would have been limited and may be wud go less than the asking price, like it happened this time. This home is in warmsprings area, and that area is amazing in general. So keep looking away from this spot but still in mission/warmsprings/Irvington side.
Don’t get out of the market. Always monitor it else prices may keep going up and you miss out on a window when you might have got a good price
I believe we are at the early stage of a buying lull. Watch the interest rates and earnings — if AAPL disappoints as much as I think it will, I could see a lot of other buyers dropping out. If AAAPL is 🔥, there will be even more buyers 🙈
Price range 1.8 - 2m with a 400k TC? Have lots of cash for down payment?
About 0.75M in stocks, cash, retirement
0.75M? Do you mean 750k?
