Who the fuck is at whim of landlord? I stayed at a rented place for 6 years before I could buy a home. All my friends rented before buying. No one every complained about landlord or asking to leave. It seems like one of those "cooked up in the mind" issue.
If you tell your manager ur buying a house, he will give you 2x the work

All my coworkers that bought a home are not very happy. But they bought it for the sake of owning. They told me they were much happier living in downtown Seattle rather than the suburbs in Bothell now. Sometimes your quality of life is more important than real estate investment.

Buying is the hard part as you need to win the bidding wars. But once you have a home you like things feel great. Buy in great school districts with low commute if you want good appreciation. Treat it as an investment/savings vehicle while getting to enjoy living there
