Since the market is competitive, I am wondering if one gets any advantage by submitting a bid via they a buyer agent who works from the same agency as the listing agent? The agency gets 5% rather than just 2.5%. So there are clearly incentives for them which are not full aligned with the seller. This advantage could either be in form of hints regarding the highest bid or convincing that seller to accept a slightly lower second bid.
dual agency is almost always a bad idea for either side.
Some places won't allow it.... Those that do, typically hesitant to do it because it increases risk significantly.... But if you think you're getting a deal from it because of misalignment from the seller, why do you think they'd have your best interest in place? The logic typically revolves around an agent doing something shady but some how not to the buyer lol.
The greater advantage would be to contact the seller's agent directly and let them know you are not working with an agent. Ask if they can write the offer for you. They will be incentived to find a way to structure your offer to get a deal done so they can double side the commission.

When listing a property, my clients are sellers, not buyers. You should note that in the case of dual agency, my clients are still the sellers, not the buyers. Opting for dual agency carries a high risk of being disadvantaged.
