Has anyone used equity(stock) as down payment program? I mean some programs that you don’t have to sell the stock , but secure it to the lender as down payment. I guess then pay back the down payment through other means. Example: https://mlaem.fs.ml.com/content/dam/ML/pdfs/ml_Finance-your-home-without-cash-downpayment.pdf How was the experience? Any recommended leader for such programs? Thanks
Lol you cant get around paying gains this way
Please go check lenders like merrill lynch. Getting common nowadays
Not exactly the same thing, but I think you can borrow against your stock through your brokerage account so you could try looking into that?
Updated with an example in the post
ahh i see. i wasn’t aware they have such structured processes for this. thanks for sharing OP!
I was not aware of this but it seems to be a good idea as you dont have to pay taxes specially short term. But if you are holding for more than a year than it may be a difficult decision. But if you are generating more than 10% annually than it makes sense to use equity as downpayment
Will it not impact your loan approval ? If you are putting down all cash then it is absolutely fine
Isn't that a common scenario where ppl sell stock to make down payment? Edit: My comment doesn't apply after you've edited your question with more clarification
