You would have to get insanely lucky
You will be shocked how tiny places are in the city. No garden area and parking is usually a pain. I strongly suggest looking at the east bay in areas like Concord. You’ll have a commute, but you’ll actually have a decent rent and an area for a garden. I’m not fond of SF. I doubt most Aussie’s will like it.

You will not find a good deal moving here. You should get into a month-to-month situation and check Craigslist everyday until you find something good that you like, then jump on it. It's not a good deal if you can't check it out in person first.
Airbnb the first few weeks (you can claim from relo budget) then look once you get here.
