Good time to buy a house on east side?
Seems like the market has cooled down with interest rate coming down... is it better to rent and pay 3-4K for a sfh or just buy one for $1m

Buy now if you know you won't move for at least ten years.
What about if I plan to move in a couple of years ?
Then rent. NY Times rent/buy calculator is good for this, but hasn't included the new tax stuff. The #1 factor in rent vs buy is the pricing tend of housing. If it is up sharply, buying always wins.
