I am selling my house soon and realized that realtor fee is ridiculous. But it seems that redfin offers pretty decent rate when selling a house. I am wondering how good and professional redfin affiliated realtors are in terms of marketing and selling price.
They list under to sell fast. In the hot markets they don't need to do this though, as houses go for above what they're worth all the time. Their media marketing setup is pretty nice, though.
Listing agents have a very easy job. Especially in hot markets. They just need to jockey the incoming offers to bid them up and tighten up terms here and there. Going with the discount brokers is just fine. Other realtors will tell you that they don’t market and don’t work hard for you and this aren’t worth the savings of a full time agent. I don’t think that’s the case. They just want your money. Everything depends on your asking price. Find sales price of comps and just set the price per square foot for your own. Easy. The MLS is ubiquitous. Hardly anybody advertises anymore. It’s not necessary unless you’re in the big luxury market where you need a global supply of international buyers. Don’t forget the excise tax if you’re in WA. It’s a killer.
Can you brief about the excise tax specific to WA?
1.28% of your full sales price goes to the state. Seller pays.
I’ve used them to sell a home and buy a home. No complaints. They do a great job marketing and everything that doesn’t require ink signature is handled online via DocuSign instead of having to fax or email things back and forth. It’s lower hassle than traditional realtors.
Go with an app named Reali. They charge 5k flat. In this hot market, your house would sell for a crazy price even if a monkey listed it.
This seems to work only for bay area at the moment.
You haven’t told us where the home is and What shape it is in. There are some situations where a good agent does make a difference. Say you need a bunch of work done to get the best price (paint, minor repairs, refinish flooring or new carpet...) then a good agent will identify exactly what needs to be done for maximum cost/benefit, use their contacts to get the work done well at a good price, and project manage absolutely everything so it’s done fast without you needing to lift a finger.
They’re great and have tech tools on their side that others don’t to get you lots of buyers. Recommend you at least meet with one that has experience selling homes in your area to see what they have to say.
Varies realtor to realtor, interview a bunch and pick one you like. Depending on where you live the fee may or may not be worth it.
