First time house owner. Discovered a water damage leak that was running in a wall behind the bottom kitchen cabinets for some time. Insurace denied as they claim it has been there more than 2 weeks. So I am on my own. The leak is fixed now and drying the water, insultion, and medigation work is in progress. But the repairs for moldy dry walls behind kitchen cabibets and sub flooring need to be done. I am lost since i have no idea how or where from to hire contractors, where you verify them or what is the process and how to be able to tell they only fixing the needed parts and do not push me towards a full kitchen remodel. Do i use servives like angie list to get quotes, do i use yelp and google reviews. Neighbourhood fb group post for referals turns into alot comments promoting thier own business. Any resources or recomendations? Location is greater seattle area if someone have references
Contact remodeling companies like Servpro . They specializes in restoration work. Servpro.com
Get better insurance.
This kinda water damages falls under general home care and no insurance company will pay for it.
There’s always insurance for everything. But you are right no one will pay for it. It’s sad.
Try thumbtack and when you speak to them for quote then give them the details. Get quote from at least 3 then choose one
Here's my experience with water damage fix. There are 2 components - 1) remediation which would be tearing down wet components, drying out internal structure, checking and removing molds and all that. 2) restoration which would be rebuilding and putting things back which were torn in step#1. Most "water damage companies" will do Step#1 and ask you to find general contractors for step#2. You can go with Servpro as mentioned by someone here. I won't name my contractor cos I hate that guy and won't recommend him to anyone. But he did both Step#1 and #2 for me. Also note, most of these guys are used to over charging cos they assume insurance will pay. Tell them upfront that you are paying out of pocket and take couple of quotes.
Best advice here. They overcharged for basically tearing out drywall, and running some fans for a couple days. Every now and then Costco will have one of these small high power fans. For a rental bathroom they work well. I have too many water-related issues that need to be dried out so I just bought one.
I had water leak before. This is the best advise here. OP would you tell us your insurance company so we know what to avoid in the future?
Don’t go to court unless you find a lawyer who would take your case strictly on a contingency basis.. meaning he is confident that you will win. Otherwise, you are likely to just compound your losses. Insurance companies hire an army of in-house counsel
OP, listen to this advice!!!!! i speak from experience. a lawyer who refuses to work on contingency when suing an insurance company does so for a reason. they know the case is a loser or the payout wont be worth it to them. and when they charge you hourly, guess what their incentive is.....
I started finding good contractors on Yelp (electrician, plumber, HVAC, etc) .. When I found experienced people I really liked, I asked them who they know and trust for other areas
Will all of my rentals, I called my trusted home inspector and asked him for referrals.
You need home warranty not home insurance
I reported it once i saw water comming out of the wall. And fixed it within couple hours . They denied it because they say that it must has been silently seeping/spraying in small un noticed amount in the wall for more than 2 weeks to cause mold. They admit that it is in an area that is un discoverable and that we did all the needed actions once we saw visible water leak and before that it was all silent spary inside the walls that no one can discover but yet deny it. I will take them to court but i want the fixes done as well
stop giving useless advice
