Real talk: in what way private schools are better than public in nyc?
I have visited a house and liked it. I am thinking to skip my buyer agent. And buy through seller agent. I don’t know how knowledgeable the seller agent is. What motivates me to do this? -Lost a bidding by 25k. Finally got to know another buyer who won brought it through seller agent. I may or may not be second highest bidder. But, still wining a house by 25k or less is good deal in bay. -My current agent is not offering any cash back. -Felt my agent is pushy after couple of months.They know I have higher budget. We have lost couple of biddings. So, hesitant that they would put unnecessary higher offer even when market is quite slow. -I was looking for SFH 60-70’s so I wanted to stick with an agent, as I don’t know anything about house and housing market. But, now I have changed my mind as I encounter this 2story SFH, which is fairly new compared to 70’s. Reason: I was never happy with old SFH. And they were quite stretch to me. So thinking to buy this for 5+ year. Make more money and buy a dream home later. Do I really need to have an agent solely represent me? + how can knowledgeable realtor help to go under contract and what support would buyer need from going pending to close the house? Looking for opinion from ppl who have brought one or multiple houses. Thank you
Correct. You can pick a buyer agent from the same seller agency if competition is stiff but there is no financial benefit. You might be able to use a lawyer instead of an agent but why? It’s just the system in the US. Most realtors don’t get rich.

The agent is just stubborn by not giving you a rebate worse being pushy as well... majority of buyer agents are there to open the door and write your contract. Just like tech managers, and hr, agents do not work in your favor.
Find a different agent. The ones who provide rebate, those who got licence recently will do this for you, don't go to experienced agents, there is no point, seller wants the maximum for his property, and in Bay area with bidding war there is no negotiation to be done, the higher bidder gets it.
Generally avoiding dual agency is better, it's rare that a selling agent can have the sellers best interest and your best interest supported equally, as they're opposite one another. A good agent would be able to sell your offer and get you actionable feedback on how to progress in your journey. But it's still money a lot of times....if a home isn't worth the extra 25k to you, it's not worth it. But no agent is going to make up that gap if someone else has a similar offer but is 25k higher then yours... Agents have value to some people, but they aren't magic. They also work for you, if things aren't working out there's always another path fwd with different agent or none at all...
Yes if you get 2.5% discount on the price it makes sense. Else go with flat fee brokers like Shopprop
I don’t think you can buy through seller agent. I recall my agent once had a house listed and told me if I wanted to buy it she’d have to find me another agent.
