how do people put more than 500k in stocks. idk if its in the mind - but with housing you can take leverage. With market all time high its difficult to put money in once. so I was thinking why not buy an investment house in mcol(like dallas) and rent that out and keep renting myself in bay. and put other money in etf/hysa . and don't get started in buying individual stocks.

Businesses can use leverage more efficiently than individuals. Due to this, you are getting a better deal investing in stocks. Instead of putting it in all at once, if you keep investing savings as they come you will enjoy the benefit of cost averaging. Of course, you can use options/margin to leverage even further but that will again be at unfavorable rates, instead you can just invest in more highly leveraged companies (growth stocks). ETFs are sufficient, there is a wide variety That said, buying a house as a primary residence does come with sone unique tax breaks that lower the effective rate. This doesn’t apply to investment properties. Unless you are a real estate expert, or have political connections, or are in the construction business, it’s unlikely you will make outsized returns
Housing in USA is bigger risk. Squatters might come and sit. These wooden houses have so much repair s every year. And in mcol might be tough to get tenants
I can make money in the stock market without being a parasite making housing more expensive for others. Leverage is available through margin and options if you are ok with the risk. Real estate has its own risks too.
