How do people in seattle afford housing?

Apr 21, 2019 91 Comments

Even being at faang with a tc of 230k i am not sure how in the future i can afford a 4br house near work or in redmond/bellevue area. I wonder how do non faang engineers who earn lesser or just regular people afford housing in seattle area? Currently i cant find anything decent below 1 mil in redmond/kirkland/bellevue etc.

How many kids do you have? You may need lots of bedrooms, but you absolutely don't need _three thousand_ square feet. Huge families have been raised in a lot less space.

Even if you "need" a 1M place, it should be trivial for you to save enough for a 200K down payment. That's just one year's worth of salary. You should be able to do it in 3 years at the most.

    Choose one:
    1. Have parents who can help financially with the down payment
    2. Both husband and wife work and have higher household TC
    3. Move out to Bothell / Lynnwood / Renton / Kent
    4. Become house poor

Kent might be a really rough commute, but probably much cheaper. Renton is probably half the price of close in bellevue, but also not a great commute to Bellevue, and probably bad to seattle as well.... Check Kenmore?

Over 20 min to Seattle from Bothell?! Try up to 3 hours one way. I have been doing that commute for 5 years, so this is first hand knowledge.
      Apr 21, 2019
    • I feel 3 hours and 20 mins both are emotional answers. OP should check the traffic to all those places at 9am and 6pm and should get non emotional answers easily

I live in Bothell (near 520) and it takes me around 30-35 mins everyday. I leave everyday around 9:00-9:15 am (with some exceptions when it takes around 45-50mins).

I live in Woodinville and it takes around 15-20 mins to dt Bellevue.. pay the toll and it’s a breeze on 405. It would look expensive @$6-$7 initially but just factor it into your monthly expenses..

Assuming you have 20% down your monthly take home is 16500 and your mortgage is 9500. If single rent out extra rooms if you need more than 7500 a month
      Apr 21, 2019
    • Oracle / Eng I@m
16500 is not pay check. For most in tech we need to wait for RSU vesting
      Apr 21, 2019
    • Facebook public2
That doesn't change anything; it's still 16500 a month. I suppose if you cannot figure out how to budget 3 months instead of 1 month you probably shouldn't be buying a house?
      Apr 21, 2019
    • Oracle / Eng I@m
Huh? You do know not all companies have 3 month vesting. Don't be so critical

The vast majority do, do you know any that do not? Even if it was once a year that's fine as well just divide by 12. They asked how and I explained how easy it would be. Not sure what is critical.

Dude, quit, find a better COLA place in other parts of the US, with good schools and get a decent 100k job and you'll live close to work in your 5br mansion.

I didn't imply the economy wasn't healthy. I implied that demand was low for a reason.
      Apr 21, 2019
    • Amazon / Other yvrzonian
Okay, fair enough. My point is, the big tech monopoly companies we work for, are actually destroying the economy at a grand scale. There is not much tech demand in those low income areas, because good incomes in tech require business models at global scale. And that destroys the possibility to compete at regional scale only. The good news is, it won't work another 20 years like it used to be until now.

Not OP, but quality of life in the Minneapolis area is quite high. Very easy to make 100k, but very hard to make 300k. You can get a 5br McMansion in a good school district for $400k though

How about your spouse? Housing market is based on 2 person income because many potential clients are earning over 400k together, at least who can afford in those areas!

      OP
My wife makes around 60k and im at 235k. Total tc just below 300k. I also have 200k of amazon in shares which i plan to use for house purchase. But if i use all that to buy a 1 mil+ house ill be house poor as i got 3 kids. Also i plan to switch to msft as im done with my 4 years at amazon and my tc for year 5 is like 190k something.

I don't get it. Are you saying OP doesn't work at amzn or that amzn doesn't have a salary cap?
      Apr 23, 2019

Both are equally valid. In the other thread OP is making 400k and wants to buy a house. In this thread OP is making half that and wants to buy a house. The advice is therefore different. What do you think the "fool" is here?

Because 80,000 AMZN and MSFT employees are competing for the same ideal housing location where there are maybe only a few thousand houses. There are enough people in that huge pool of professionals who can either afford it or are willing to be house poor, so that’s the price :(

With Amazon's salary cap of 170k or whatever, do most amazonians use their RSUs when buying a house? You can't afford much on sde2 TC.
Also, plenty of tech companies in Seattle that pay better than Amazon and not F/G.
