How much rent for a 2B 2 Bath ADU?
I have a 2023 constructed house which has a 2 bed 2 bath 1300 sq ft ADU in Kirkland. It is about 2 blocks from Google offices and 2 blocks from Kirkland downtown. It has all high end finishes. How much rent would you be willing to pay for it?

Below 2k. Most other tech worker will not want to live in ADU and feel inferior to you. So they will rent an apartment. Your target audience is non tech worker or those that are looking for deals and don’t want to pay apartment pricing. If you price the same as apartment, no one will rent. Ask yourself the same question. Will you want to live in someone else ADU when you can rent an apartment for the same price ?
