FAQ: Q: Why is your house so cheap? A: It's in a crap area of Seattle. Rainier Beach, which is on the border with Tukwila. Q: How long is the commute? A: 40 mins on average, it depends on traffic (I work in Redmond). But I rarely go to the office. Q: Is it loud, being next to the airport? A: Not too bad. Other areas like Burien are a lot louder. Q: Is it safe? A: The residential areas are totally fine. The commercial areas are run-down and ugly. A lot of sketchy people tend to congregate there. Exhibit 1: the Safeway on Rainier Ave. Q: How are the schools? A: I don't have kids, but I would imagine they are bad. Q: So why did you buy a house? A: Got tired of paying rent in Redmond. I sold my stocks to buy the house. From a financial standpoint, I somewhat regret it, but it's nice to have my own place too. Rainier Beach has a stigma, but living here is actually quite.. normal. Why not throw 100k more buy Lynwood or maple valley ?
Lynwood and maple valley are both a million plus for a SFH. And the commute from Maple Valley to Seattle is terrible.
Yep those areas are expensive. South Seattle SFHs have tiny lots and are very old. So tend to be cheaper I guess.

I lived in south rainier for a couple years. Seriously some wild shit happens there. Do not go to the Safeway there past 6pm. We had multiple people try to break into house late at night early morning, absolutely wild stuff you see at nighttime. Good luck op.
