The price means super high property tax. That’s quite a premium for underfunded school district. Why not pay a much cheaper house but send kids to Stratford/Challenger? Also, it doesn’t have a nice view like Saratoga or San Carlos. #housing
Stratford is $25k per year and they end up snobbish

Plenty of Stratford kids in Kumons as well. It's just about how much you want to push them during elementary.
It’s about the location as well. Right on 280 and 85, convenient access to the whole bay. Lots of Asian food/grocery/services so attractive to Asian buyers. School is just a bonus. It’s not that high of a premium vs Sunnyvale. Saratoga is more expensive.

If you have 2 kids, good public is better than 2 private tuitions. Also, you build equity with home, private school is money gone with no tax benefit either.
It's perception. Private school costs stop at 8th grade. There are very few private high schools. But properly tax is lifetime. So, yes you build equity but paying $30K-$35K in properly tax per year is also money gone.
eh, private school only costs $400k over 12 years per kid.
Just fyi for those with no kid in school yet. Even the best public schools are not as good as private because the curriculum is still public and catering to the weakest denominator. My school district is in Saratoga-Los gatos. My neighbor still send kids to private because they told me public schools don’t teach anything. She told me she sent her first kid to public, and paid for 3-4 hours of kumon, music etc classes everyday. That’s how school district got 10/10. School itself is mostly a waste of time. So for 2nd kid onward she sent them to private.

House prices typically appreciate so even if you pay a bit more now you will get it back through appreciation while private school fees is as good as dead money. Cupertino or mission at least gets you close to private school though not as good as a private school

Yeh, ha, I always say if as parents you really need to get your kid into ivy, you’ll have a better chance of doing that by your kids excelling in the worst of oAkland schools. Apparently these loving parents don’t wanta make those sacrifices

Its all about prestige. As soon as price drops, people like you will jump in and buy it up.
The only valuable thing for me would be super short commute. But I am not complaining driving from Milpitas or South SJ
