I was asking for total cost from different lenders and none of them answered me directly but instead kept on repeating the rate and discount over and over. I feel they were trying to convince me to pay most even though by choosing some discount and rate, which may be enforced by law or other policies, I may pay less. Am I paranoid or those mortgage sales men don't know anything other than networking?

If you don't have a signed contract you won't get a straight answer in most cases. If you don't have a contract you can let them run your credit and give an estimate which is GFE for Good faith estimate and that will list their costs. Mostly the top level items or 800 items on GFE is what's in their control. 800 items and rate is what you should be looking at

Total cost has many parts like taxes, first month interest, registration fees etc., you have to pay anyway. There is only one fee that goes to bank and that is called loan origination fee, it low and around 1k to 2k, it is tax deductible. Usually they give you an option to increase APR by 0.25 to cover origination fee and other costs.

What exactly are you looking for when you say total cost? Beyond the rate and lender credits and points, everything else is either pretty standard or completely out of the hands of the lender.

That’s the same as my understanding but I also heard that there could be a minimal point where discount point is not highest.
