100k is a decent amount of cash for down payment on house. Some other passive income ideas with low maintenance - parking lots, laundromat, and storage unit businesses.

100k is too little for significant income imo. You're lucky if you can get 500$/m without going into high risk territory.

Roofstock and homeunion offer rental property investments for that price point.
