I am very interested in real estate. It can definitely be a path to wealth because you can get both leverage and income. However, you need some capital to start and for those I know that have done well it is anything but passive. I always believed you need to buy near you and manage it yourself to achieve a decent return. Problem doing that in the bay is the cost to get started.
Leverage means debt. I’m not sure what you’re trying to say on that line.
Lots of different ways to invest in real estate. Self directed real estate has to be 100% passive per the IRS otherwise you’re committing prohibited transactions. Furthermore you don’t need a ton of capital due to non recourse financing. You can buy a 125k deeded property with 10-15k down. Email me if you want to learn more about how it works.

Thoughts: if it was as good an investment that they claim to be, they would not need to sell it so hard in all marketing mediums. I would suggest stay away.
