Rent 50k INR per month. Can increase to 60 or 65 next year (only God knows or owner) Flat price : 2cr INR ( ready to move in ) This is for a 3 bhk 1700 square feet. I have savings worth 2cr only , all(most) in Microsoft stocks ...
2 Crore for 1700 sqft is overkill.
Even if u keep 2cr in fd, you will end up 1.6 lac per month....
50k rent is very much tbh. Try to save money just by looking out for lower rent like 20 to 30k. FYI my rent at Chennai is ₹5k per month. Even my tc/mon is low compared to you, I'm saving 70% or my salary every month for my future. That'll help me if I'm moving out or in case of emergency.
If there's an emotional angle to it then you can consider buying for your own consumption else for 2cr price and 50k rent, rental yield comes around 3% so better to stay on rent
If you plan to stay in Bangalore for a decade or more, then buy otherwise rent.
I think 4 to 5 years is sufficient. I purchased before covid, was down for a year, but market has rebounded very well. Also if you are buying, put a lot of money down, keep your loan around 50 to 60l, where you will get max benefits. Otherwise your emi and intrest component will be very high.. then it is not worth it. Think of the re purchase as a investment and v diversification away from Microsoft. Imho, now is a good time to sell msft stock as people get its AI story, and have priced the stock accordingly
