Is this a good deal for warranty ?

Townhome Condo, in Bay Area, 1050 sq ft Anybody got a better priced Home Warranty for Townhome/Condo?

Check fine print - almost always a scam

In that case, it's a great deal

Home warranties are rarely a good deal. Get the seller to pay for it and still don’t expect any claims to pan out.

This is a scam so no lol

I think I remember you have to use their list of companies, which tend to be poorly reviewed and rarely available.

It's garbage.. Most the techs aren't great. This a lead gen tool for repair people who can't get normal customers...and the companies pay shit. You will have to fight more often then not to make any head way.... Long lead times, repeated calls etc.... And they typically have clauses that cap or prevent you from getting significant money out of the contract...

Do you have home insurance?

They cover two very different things

Here is what I would do- put your recurring monthly $50 fee to a HYSA account and build that emergency fund for repairs. you will have sizable fund in a year for any incidentals that may come. You have much more control over your destiny. I have been paying for home warranty since last few years and they have denied so many of my claims due to some fine print. This is the last year I will ever pay any money to them.

Thanks, been doing that for a couple of years now. I think this year I should try and get some warranty repairs done, before the appliances go kaput…

There is no point in getting a home warranty

Meta moving2nj Apr 6

You can make it work. Last home warranty I had, paid $300 for a year and got $6,000 worth of new appliances

What plan/company was it?
