Realtor tells us it is pretty common for Bay area houses to have unpermitted changes. The house has a long list of upgrades without permits like kitchen and bath remodel (including removing load bearing wall), copper plumbing, sewer lines with cleanout, hardscaping etc.. I don't have concerns about safety since most of the work was done several years ago and the owner has lived there after they were done. They were also done by licensed contractors. What I'm more worried about is running into issues with the city, insurance etc. Has anyone bought such a house? Please comment if you have experiences either good or bad. #housing
Kitchen and bath who cares, even if it’s wrong you can almost always fix relatively cheap(er). Probably worth a few hundred to get an engineer to confirm the wall was done correctly, may take several years to show signs of deterioration
They said there was a structural engineer involved in the process, so it seems legit
There’s no “they said” in transactions. Get your own assessment done. Seller have a vested interest in selling the home. They’ll say anything. Now isn’t the time to be cheap, peace of mind for a couple hundred to know it was done correctly will save you $10-20k next year when it starts sagging.

Yeah. Everything was fine until OP said "removal of load bearing wall."
I didn't think it was any worse than the kitchen/bath remodel since they disclosed that there was a structural engineer involved in the process. But we would be first time homeowners, so not knowledgeable on these things.
