hey folks, I wanted to check if anyone has reviews on 98034. I am looking to buy a home on the redmond side of 405 in Kingsgate area. The area I am talking about is near 132nd Square Park. I have liked the community just by driving around and it has some really good views of cascades and rainier. Pulte homes sold a bunch of new homes here. But it seems the area is less popular than Education hill. I wanted to check if someone has views on schools, commute, community in general. #housing
Kingsgate at least used to be the worst part of Kirkland. Anything west of 405 is nice. Then education hill. Then Juanita. Then kingsgate. But kingsgate has gotten better than it was 10 yrs ago
Are you Asian? If so, school is not good enough. Otherwise it is all good. Oh, 98034 includes Juanita too, kingsgate is not good.
The area I was thinking is around 132nd Square Park
I live at west side of 405 and close to evergreen. Its a nice area and the home price has popped after the totem lake village happened. Commute wise I have unfair advantage as my house is very close to freeway express lane entrance. Its a nice area if you are on the Juanita side. Kingsgate is upcoming so better value for money
Spend more money and buy in 98033
I live near the 132nd park. The neighbors here are much nicer than education hill. I highly recommend it. It looks like prices are going up rapidly here. Look at redfin. Every house is sold within a few days. Also, there are a few msft pips living here
I'm in the newly rebuilt area of the Totem Lake: Liking it a lot. They're doing a lot of renovations, which is nice to have, but kinda annoying cus of ongoing constructions. Schools are average, but there are many private schools around, so you can save on the house and just pay later for the private school as a trade off.
Is it better to buy here than a new construction in Sammamish?
Your commute to Microsoft will be same. Your commute to SLU(if you ever need to work for a different company) from Sammamish will be a mess. Your commute to bellevue will be much faster from Kirkland
I live right near evergreen hospital and the new totem lake village. Schools I don’t know too much about since I don’t have kids. Commute wise, depending on where you usually go. Staying on the east side the commute isn’t bad at all, especially now the traffic level isn’t remotely close what it used to be before COVID. Dm me or reply if you’d like to know more
