Livermore vs Dublin vs Pleasanton and commute

Tired of looking for homes in the South Bay. Really how bad is the commute from Tri Valley area to South Bay and SF. I live in Santa Clara and going to work takes 30 mins or more now on Lawrence during peak hours. Also why is Livermore cheaper than the other two cities.

Yes. Newark is fine but has become expensive over the last year. Looks like time to Union City is same as time to Dublin during peak hours

It can take 1 he from plesanton, add another 30 to 45 mins for Livermore

Thats weird. I usually see Highway 84 less crowded on the map than 680. So taking 84 from Livermore should ideally be better

It would easily be double the time from Dublin / San Ramon/ Pleasanton to South Bay . Add another 30- 40 min from Livermore

Driving to south bay is better than the return trip. Evening ride can be a pain on 680. New lane will be added by 2020, hopefully that will help.

During peak times, commute from Pleasanton to Sunnyvale/Santa Clara/North San Jose can be 1 to 1.5 hours in the morning and 1 - 2 hours in the evening. It is even longer from Dublin and MUCH longer from Livermore. Livermore is cheaper because it isn’t considered as nice as Pleasanton, also Livermore schools are not very good, overall. Pleasanton has the best schools and Dublin schools are mostly good.

Interesting. I didn't have a chance yet to experience it but why do you think Livermore would be much worse than Dublin. It looks like you will be on 680 to Dublin and 84 to Livermore from Pleasanton. So ideally they should take the same time.

Livermore would be about 30 minutes worse than Pleasanton because it will take you 30 min to get tk 680 via 84 during rush hour. Dublin will be an extra 15-20 minutes.

It all depends on where in pleasanton you Buy or have to get to. For instance if you are in pleasanton on 580 side dublin and pleasanton time will be SAME. If you are close to Sunol or Bernal exit then pleasanton is better by at least 10min. Livermore will be additional 15-20min as 84 is just curvy and 2 lane most of places. Remember on 680 where there is exit to 84 for Livermore , 680 traffic is much faster as soon as people going to Livermore leave 680 and get on 84. 680 is worst around fremont exits. Pleasanton has best schools followed by San Ramon but pleasanton has limited new home inventory. East dublin is new and has very good schools (lot of new homes), can’t say the same for west Dublin. Livermore is last but also has some good schools. I wouldn’t move to San Ramon as schools are too competitive as it’s mostly Asian Indian kids. Not trying to say others don’t study but others enjoy life and aren’t about academics only. Pleasanton is good but schools have had some drug and racism issue. Dublin is good but there is only one high school and also has on/off drug issue. The residents are fighting the school board for 2nd high school. Hope this helps!

currently in 2023 dublin is best. it beats pleasanton and san ramon anytime. adv are - best views, good sized lot houses in west dublin, schools are good, new dublin high school being built, new downtown, 2 bart stations, excellent food options . personally i like west dublin than east dublin as lots are bigger and good views. Also as per govt stats its the best and fastest growing city in usa.
