Weather is killing us. Would like to move to San Ramon / Tri valley from seattle. Own a 2.5M home in seattle that we don’t want to sell (500k mortgage remaining). The rent would pay for our mortgage which was locked at 2.5%. Thinking of purchasing one of the 1.25-1.5M home in San Ramon area for the good schools and Affordability. Have a kid in primary school. Have no cash to overpay or bid over asking. Do any Microsofties travel from the tri valley area to svc campus via any connector/car pool ? I would mostly wfh but want to keep the option to go in 1/2 times a week open. Also, do folks in the bay recommend to wait and maybe rent before buying at a peak now? Tc: $650K in family. #mortgage #housing
I live in San Ramon. It’s a great place to raise family. Market just started cooling off. I would rent for a year and narrow down the neighborhood to buy later.
Want to rent a home rather than apartment To get outdoor living space. So prefer waiting out 6 months since seattle summer is anyway good and then move after buying preferably.
If u want to move to tri valley and commute to Sunnyvale, I recommend staying in Pleasanton with good schools and good commute. U can drive/carpool or take Amtrak to great America, that is if ur campus doesn’t offer commuter buses. Things are slowing down in terms of home price, idk if price will drop, but if u buy something u can always refinance again with the interest is lower. I personally hate renting because appliances are just so crappy in rentals.
Yeah agree with renting. Why not San Ramon/Dublin? I see they are all equally close to Bart.
Pleasanton is a classy city (Danville and Livermore as well). Dublin and San Ramon are heavily Asian bedroom communities

What made you move? We are moving from San Ramon to Sammamish and very very excited! We prefer rains and greenery to the hot and dry climate and wildfire risk of San Ramon.
The weather is the worst. No sun for months has a huge huge impact on mental health. Got out of Seattle area and god I couldn't be happier.

Not sure what you are talking about or where you friend is owning, but I am trying to rent in Eastside Seattle in good school districts right now and every listing in Zillow that's a day old has 20+ contacts and 5+ applications. It's frustrating. OP, if you have a place in a good school district, please let me know!
San Ramon is great. There are so many folks from other companies who commute 2-3 days in a week either through shuttles or driving. San Ramon has newer houses, great schools, great neighborhoods and very beautiful with many trails and hikes walkable from your home. It is great for families to raise kids in close knit communities.
Small plot sizes, proximity to fires from Mt. Diablo, more heat waves than south bay. The positives you listed are positives compared to a shithole like South Bay, but are ok to meh for someone coming from Eastside Seattle (Bellevue or Samammish) like OP is. They have great communities, schools and parks and trails already. Let's have OP check back in 2 months and report how they find the weather.
Good points. I agree with the comparison to South Bay. I was in California last month and felt Santa Clara and Sunnyvale were crappy compared to where I live. Hence looking for something equivalent or close with the addition of great weather.

Good to see people making the “reverse move”, from mcol to hcol. I would like to make a similar move time later. Op, do you agree when people say that Seattles weather has changed for the good with global warming ? Also at what price did you buy your first home , and have you considered selling off your first home to buying a bigger home in bay area ?
There is no sun for almost 7 months . There will be drizzle 24*7 in Dec to March . I would say air quality is superb than California and water quality so no water softener. Only sun has downside but people don’t care here . We run in rain too
