Pre-approved. In seller’s market. Owner of this house wants offers by Sunday, just went on market today. Visited today. On the fence. I like it, ticks most of the boxes, but for some reason my gut is saying no, wait for the next house. I’m worried about this mentality because I don’t want to miss out on something thinking something better will come. How do you manage this feeling when buying in a seller’s market?
Don’t buy something your gut is saying no to. You will have buyers remorse. Look elsewhere.

If you love the house go for it. Else keep looking. If you put a low bid and lose it you will feel sad and then will end by buying in haste.

House is one of the biggest decisions most people make in their life. Totally ack that decision paralysis can be a problem but I say don't settle when you're spending so much of your money!

I totally hated making a quick decision when it was the biggest purchase of our lives. At some point you have to pull the trigger. Every house will have a few things you don't like, and the ones you fall in love will be out of your budget :) If it checks the big items of your list (eg.location, schools, near highway, layout of the house, enough square foot) , and has minor or cosmetic problems), make an offer that you will not regret. We missed a few houses that way since we were not fully onboard, but at least didn't regret. Visit the house at least two times before you make an offer, and picture yourself how it would be living inside (imagine cooking, relaxing at the backyard, inviting your friends to dinner or a party). Good luck with your hunt!
Visiting right now is difficult because of COVID. I appreciate the tips tho. This one I’ll pass - layout would grow annoying I think.
Oh, believe me, I know it is so hard. We started to look last January and Covid hit. Had to stop for awhile but once they set safe house visits, we started again. It is almost full time job, you really need to act quick. We did pre-emptive offer (without waiting due date of the offer, but it was a strong one) and that's how we got our house in June. Also, seller said later that they liked our letter as well. Good for you you passed, if you didn't like the layout at the first place, you will not like it later, and it is one thing it is impossible or so expensive to change.
