Overseas Citizen Of India Visa And Property Tax

I am a UK born and raised desi, have most of my external family and a few properties out in India (3 homes in a small town in Punjab). One of them has been put under my name and I would like to sell it at the moment. Is it possible to gain an OCI even though I never held an Indian citizenship? Would it help in terms of taxes and trying to transfer the money out of India?
