If you qualify you can get access to private equity and private deals. Then you can invest in all sorts of weird crap like * debt funds that typically yield like 8%-12% * life insurance settlement funds * class action lawsuit settlement funds * investing in a wider variety of real estate deals, commercial, industrial, storage, data centers etc..etc..etc.. You typically participate via buying shares in an LLC set up as a pass through entity. These sort of deals are typically only available to accredited investors though (you need 1M in net worth or have something like 300K household income or make 200k/year individual, which should be most of the people here).
How do you get access?
Have to typically find syndication deals on your own. I put some money in with watermark for their class B workforce housing in the rust belt. Been in for a year - getting my 8% pref every month like clock work. All income is shielded by depreciation.
