Female. Single on H1B. Planning to buy a house for approx 500K for investment purpose(not right now but in the near future) in a good neighborhood. Not looking to marry anyone. This is the first time I have started to look into housing market. 1. Can see some houses in this price range in Austin. I am okay to move there. Option 1: stay in the house for few years and then rent it out Option 2: Buy for the purpose of rental Q1. Will there be any difference interms of financing,tax between these two options? Q2. Any website that shows how safe and how is the demand for rental properties in the neighborhood? 2. Any recommendations for watsapp/FB/discord groups, youtube channel you are familiar to interact with other home buyers? 3. What are the different cities that I can look to buy a house in the price range of 500K? 4. Please let me know where can I learn about the end to end steps for buying a house. How much cash is required, loan, miscellaneous charges, important things to look. 5. How to get started on looking into commercial properties? I don't have any friends to get this knowledge. Best way to learn real estate is while buying your primary home. So recommendation is to get a house for yourself to live in. It’s ok if it is only for 4-5 years Once you do that think about real estate for investment
REIT is much better and less headache if you find a good one

Houses generally are not first time investor friendly, as there’s higher risk of damage and maintenance costs are higher than persay a condo unit. You’re also in a cooling environment from high rates and most affordable places you’d want are in bloated markets due to Covid. When you get your mortgage, there will likely be a different rate for occupying it versus renting it (rent is higher). You’ll need to live at least one year in it (you can’t bait and switch your lender).

You not gonna marry anyone. Fine. But no friends to ask this too? And you are in h1b living away from family. Not in a bad tone, but you should rethink of your priorities. You need ppl in life not an anonymous platform for life decisions!

Paying high HOA is like throwing money away. No amount of amenities would make me comfortable paying 6k/year
HOA covers main structure insurance, water, garbage , and garden, it’s not that bad. Sfh will need at least $50 gabage fee, $100 water, $150 garden fees, you will also need to pay higher home insurance.
