Lots of layoffs this week!
I'm curious to learn about people's experiences with real estate crowdfunding investments. From some research I found the following legit crowdfunding companies: Fundrise Cardone Capital RealtyMogul EquityMultiple Sharestates #investments #crowdfunding #realestate
You’re aware that the SEC has to pending action against Grant Cardone ? He’s got multiple investors suing him, massive sourcing conflicts - he’s buying for himself, flipping to the fund for 110% and then Charging the fund an acquisition fee.
Oh, plus he’s a off the rails Scientologist.
Yep. The Cardone one was the most shady of the list according to my research.
Invested 40k in RealtyMogul in 2019 out of curiosity. Only got $827 return till now. Bad investment!!! (BTW, I have a screenshot, any idea how to attach it in Blind .?...)
Have been investing with Fundrise since 2017. annual return so far is 6.9%
Was it down during covid? Are you in the growth plan? I think the growth plan is expected to have lower cash returns in the first few years until equity appreciation kicks in.
actually, just checked my all time is 8.4%. haven't checked in a long time. I just DCA into it every 2 weeks. and no there's no single dip even. it's the build wealth plan.
Fundrise 7.7% annual return since Feb 2018
That's fantastic! Was it affected during covid? Also which plan are you on? Based on the almost equal growth vs income reits in your portfolio I would guess you are in the balanced plan? Would you mind sharing the total $ amount you invested and whether you're reinvesting dividends or not?
Yeah, on the balanced plan. Affected during covid, little, yeah. 2020 return was 7.2, whereas 2019 was 8.5. I’ve invested over $7k through monthly investments. However I paused during March 20, because Fundrise is not immediately liquid and I wanted to save cash in case of layoffs, etc. Since then I haven’t resumed the monthly investment option, and I don’t think I will unless they come up with a more liquid option (which they are - I recently received an email, and I’ve to read through their offering) And yeah, I’ve enabled automatic dividend reinvestment.
I’ve invested with a private syndication company and so far have received 1% a month distributions. Invested in 3 so far with the same group, and pretty happy with my 12% returns. Started small with $50k, but now have $250k in and will look to sell some more and invest in their next OZ deal so I can defer capital gains. Was a referral of a friend, an ex-Apple guy leads it.
That's really good! I've heard of some private syndications that are referral-only, and they have a high minimum usually $50k+. The tough thing for me is I don't want to jump into a syndication for the first time with a big amount. I like to start small, test the waters, then increase my position.
OP - did you look into Turnkey investments? Any thoughts?
Do any of these options give a tax benefits?
Are you looking to invest or build something?
