You will find a lot of them who do it. They will have different investment classes 50k, 100k etc etc You can choose the class you want yo do You will get he renting distribution as well as the appreciation return when property is sold If you have other passive investments you can use the depreciation loss from this investment

I didn't say there weren't deals out there, but rates are way up from where they were...that's kind of a big deal when the point is to leverage the property and pull your capital back out. And prices/construction costs being up....makes the debt service more expensive..... But would love to know some of the markets you're seeing where this still consistently makes sense.

Just put an offer on my first rental investment property. It’s a SFH literally next door to my primary residence. Love the convenience of being around and keeping an eye on the property since this is the first time I am dealing with it Location: Chicago suburbs Price is about 400K After all the math including taxes, insurance, maintenance, vacancy, etc and With the current interest rates - I’ll have slightly negative cash flow 🙁 The hope is that I’ll save on taxes and the rates eventually will go down
It is a good time to buy if the price looks reasonable . Either the interest rate goes up and you entered at a food interest. If the rate goes down you can refi
OP...... Are you buying in a market where you don't live yourself? If so, how do you find good deals in other markets and how do you manage it remotely? I have one almost paid off investment property and I'd like to get another if the numbers make sense but my home market is a little saturated now.
Hey.. i use property management to do it. You have 2 options. Either get the property from the turnkey company and they would do PM. Or you could find a property on the MLS and then have a turnkey company do property management for sure. So you can invest out of state
