If you don’t already have one, use an online source to get a rental agreement drawn up and make sure everyone who moves in signs it. It won’t cost you much and you are basically liable for 100% of everything and have no recourse for payment without it. Don’t bank on everything going well. Try your best to find cleanly, quiet roommates that respect your space, but be prepared in case you get a bad draw.
In fact I would bank on everything going horribly so you planned accordingly. Everything better than horrible is a bonus once you’re prepared

Significant others. Write it into the rental agreement for extra guests over something like 5 days. Psycho people who interview well. References mean crap. Do your own google search and ask questions most people aren’t used for an rental- like who is your favorite game of thrones actor/actress? Or favorite friends show character. Ask for paystubs and bank statements. Ask about pet peeves. Don’t furnish the bedrooms unless you’re renting to students staying over from a different country. don’t expect them to hang out and be friends all the time. I liked having a cleaning schedule setup.
Great advice thanks and those are some good points. Curious, why not provide furnishing of the bedroom?
In my experience, it’s just added cost for you. Plus, most females like to bring their own stuff- so you’d be just wasting money unless you already have the furniture. And make sure to take pictures before moving in and moving out and of course, collect security deposit.

Invest in a big, heavy ass safe and put a lock on your bedroom. Don’t trust strangers I don’t care how “clean” and financially stable they seem.
Depends on your source of renters. i.e. if you ask on craigslist you're gonna have a bad time. Everyone who's lived with me (5 bedroom house) worked in government so they all had clearances etc.. so there's a higher standard. But main thing is no matter who it is, you need a lock on your door, and you need some sort of safe for your $$$/documents like social security card passport etc. Other than that it's just lifestyle (night owl/early risers) and personality (extrovert/introvert etc)

Craigslist is open to everyone so you'll have a wide range of people, maybe some that can't pay, crime etc Try your workplace intranet forum (off topic/classifieds). Tap into your network, ask friends if they want to rent, or know someone who is looking to rent. And try blind
