Don’t sell yet. All Seattle area companies still keep moving to Bellevue area, which means housing prices will go further up.
I would keep renting it out. You can also refi cash out and use that money to invest in stocks. If you sell the property, you have to pay capital gain for investment property + exercise tax + agent fees
Yes debating about cash out refi option as well. No sell side agent commission though, brother in law is an agent and doing it for free.

I'm not sure $300- $400 spread on a $3800 rental is worth the risk. For reference, my boss has the same spread on a $2500 condo At least you're not bleeding it... But honestly I'd be having the same dilemma as you
I am really confused. Don’t want to sell it because of potential future appreciation but it’s an older home that needs attention and also dealing with tenants is not easy and hence the debate.
Mind sharing what all fixes you need to do periodically ? How old is the place ? What’s you dealing with tenants ? I feel if you treat tenants well, they take good care of the property and stay long term without much hassles. I would rather keep the rents near fixed on every year of renewal to hold on to good tenants for long term. You will have enough time a decade later to milk sweet cash flow from the property every month.
