Selling without agent

My agent found a buyer. Can I just sell it to them without the agent?

No. You could sell without one but you already have one so that’s out. Buyers would be idiots not to get one. You’re paying for it.

Idiotic statement. I bought without an agent many years ago. Came to the seller and asked for a 3% price reduction - what they would have paid my agent.

Uh, you totally can. Even if you signed a contract few agents would action it and they're only entitled to a percentage that you would probably have to negotiate after mediation or litigation. It would make you a greedy sack though, and your buyer would walk if they were smart. You stink.

If you didnt sign a contract then u can. I havent sold a home before, but know many contractor friends who flip homes. They buy/sell without realtor liscense so its legal.

Since you haven’t sold a home before, let someone who has sold a few help you out: OP has an agent (contract signed) OPs agent found a buyer (effort expended) OP wants to sell direct to buyer (contract breached) Hope that clears it up for you.

In WA, if the agent found the buyer, even without a contract, they’ve done the work and are entitled to commission. But yes they’d have to sue you for it if you screw them over. Then it’s commission plus damages. Good luck. All decent brokerages have law divisions.
